LOAN TERMS

  • Loan amount: up to 80% of the value of the property,

  • Income from real estate rental must be 1.2 times the amount of the annuity loan repayment. 

  • Loan maturity: 15-20 years, with an interest rate of 3% per year in the Czech Republic and 2-4% per year in Germany. 

  • Early repayment - no problem, you have to agree with the bank in advance.

WHY IS THE LOAN BENEFICIAL?

Investor's income from real estate price growth.  

Real estate in the Czech Republic and Germany shows a stable increase in real estate prices by 15% per year.

Leverage allows you to buy a larger and more profitable property.

The investor thus earns 15% per year on the growth of the real estate price from equity and from the bank loan.

LOAN NOT DEBT

 

For a real estate loan, the bank assesses the property and its ability to generate sufficient income to repay the monthly bank installments - i.e. the borrower does not have to guarantee the loan with his entire property and submit endless confirmations of past and future income.
